Helen and Stephen scale new heights
In April 2025, Helen Douglass and Stephen Stoker were appointed to the newly created Higher Risk Building Property Manager role.

The works commenced in November 2024 and consisted of replacing the windows, external doors and cladding to the South Elevations of the building.
Residents identified the need for improvements and their concerns were later confirmed by a report from Alan Holmes Building Surveying Services Ltd (AHBSS Ltd).
Following a consultation process in line with Section 20 of the Landlord and Tenant Act 1985, Wright Construction Ltd were appointed to carry out the works with AHBSS managing the overall project.
Josh Buxton, Property Manager for Pudding Mews, has overseen each step of the project, providing an essential point of contact between AHBSS, the contractors, and leaseholders.
Window and external door replacement
The windows were in a poor condition and residents were affected by draughts and noise intrusion, misted double glazing, loose or broken handles, and condensation.

The new windows have been upgraded to Rationel Auraplus, an aluminium material, which are self-cleaning and require little to no maintenance. The benefits are improved noise pollution and thermal energy, and the removal of regular decoration works due to low maintenance requirements.

With a cleaner more modern look, the new external doors and windows improve the overall appearance as well as enhancing the building’s efficiency.

Cladding replacement
The previous timber cladding was changed to JamesHardie Hardie VL Plank Weatherboard, which are A2-s1, d0 fire rated – they are non-combustible and will not contribute to fire spread, offering a high level of fire safety.

Consistent communication has been key to progressing the project. Josh has regularly engaged with leaseholders and residents by arranging meetings to outline the nature of the works and any disruption, discuss the legalities, and to organise the required funding.
Feedback forms have also been issued to measure how satisfied residents are with Phase 1 of the works. Feedback has been positive, and they were impressed by the work carried out by the contractors and their consideration towards residents during a disruptive period.
Phase 2 of the project, to address the windows, doors and cladding on the North Elevations, is in the consultation process with a view to commencing later this year.
